Fixed monthly prices: Essential £119 for up to 4 total operative hours, Standard £229 for up to 8, and Premium £339 for up to 12, per agreed property or site. The site review confirms the task list and schedule, not a variable package price. Extras need a separate approved quotation. Existing signed plan prices and benefits remain unchanged.
Hours are a combined monthly allowance across routine cleaning, general maintenance, gardening and the Property Care Check, not an allowance for each service or each visit. One person for four hours or two people for two hours both use four operative hours. Additional hours or visits are quoted separately.
Choose one service or an agreed mix of routine cleaning, competent general maintenance and routine gardening within your monthly hours. Seasonal priorities may change by agreement. Deep cleaning, end-of-tenancy cleaning, specialist treatments and major repairs require a separate quotation.
Standard cleaning products and routine tools for the agreed tasks are included. Replacement parts, repair or installation materials, specialist equipment, parking, congestion charges, third-party work and waste disposal are quoted separately. Client consumables such as paper, hand soap and bin liners are supplied by the client unless agreed otherwise.
Priority scheduling is subject to availability. No emergency, 24/7 or guaranteed-attendance service is offered.
Unused hours and visits do not roll over to the following month.
Discounts apply only to approved additional Sea Lighter labour, priced and confirmed in writing before work — never to plan fees, materials, third parties or statutory fees — and cannot be combined with other offers.
Regulated gas or electrical work, structural work, hazardous materials and compliance testing (EICR, PAT, Legionella, smoke and CO testing) are only arranged through appropriately qualified contractors and quoted separately.
Premium Annual Refresh Day: up to 8 operative hours of one painter, available after 12 completed monthly payments and in addition to the monthly hours. The area is agreed each year after a prior surface review. Materials, heavy preparation and access equipment are quoted separately. It is not a whole-house or unconditional whole-room repaint, has no cash value and does not roll over.
A whole-house repaint is only offered as a separately surveyed annual quotation, which may be paid in agreed instalments.
Existing signed plans keep the terms and version they were agreed under.
Fixed monthly package prices for the included hours and visits, per agreed property or site across London. A site review confirms the agreed tasks and schedule. Excluded work, additional hours and any separately chargeable items require your approval of a separate quotation; they do not change the fixed package fee.
Sea Lighter Property Services is not currently VAT registered. No VAT is charged on the prices shown.

The team hours are added together and the minimum applies once per visit: one person for 3 hours or two people for 1.5 hours each. We agree a task list that fits the booked time; larger jobs may need longer. Materials and agreed extras are separate. Scope and price must be confirmed in writing before booking. After the first operative hour: £22 per 30 minutes (£44 per operative hour). New 8-operative-hour package: £340; further agreed work £44 per operative hour, in 30-minute increments. Property maintenance labour
From £141 per planned visit
Planned maintenance and multi-task handyman visits have a minimum of 3 total operative hours (from £141). A single small repair may use the 1-hour minimum (£53), followed by £44 per operative hour in 30-minute increments. The team hours are added together and the minimum applies once per visit: one person for 3 hours or two people for 1.5 hours each. We agree a task list that fits the booked time; larger jobs may need longer. Materials and agreed extras are separate. Scope and price must be confirmed in writing before booking. After the first operative hour: £22 per 30 minutes (£44 per operative hour). New 8-operative-hour package: £350; further agreed work £44 per operative hour, in 30-minute increments. Materials, parking, specialist trades and regulated work
Each service has its own unit and minimum: regular, one-off, communal and office cleaning and gardening require 3 total operative hours. Deep cleaning and end-of-tenancy cleaning start at £29 per operative hour with a minimum of 5 total operative hours (£145) per visit. Planned maintenance and multi-task handyman visits require 3 total operative hours (from £141); a single small repair may use a 1-hour minimum (£53), followed by £44 per operative hour in 30-minute increments. Residential pressure washing is priced by measured area with an £80 visit minimum. One operative hour means one person working for one hour; 2 people for 4 hours use 8 operative hours. The first-hour charge and visit minimum apply once to the combined hours, never once per worker or extra. Scope, supplies and extras are confirmed in writing. Existing contracts, QVT/account rates, monthly plans and out-of-hours terms are unchanged. No VAT is added. Guide prices are not binding quotations. Approved non-hourly rates retain their units and scope; where no genuine service-specific labour rate establishes the floor, a bespoke written quotation is required.
