Planned maintenance and multi-task handyman visits have a minimum of 3 total operative hours (from £141). A single small repair may use the 1-hour minimum (£53), followed by £44 per operative hour in 30-minute increments. The team hours are added together and the minimum applies once per visit: one person for 3 hours or two people for 1.5 hours each. We agree a task list that fits the booked time; larger jobs may need longer. Materials and agreed extras are separate. Scope and price must be confirmed in writing before booking. A shorter recurring cleaning or maintenance visit may be agreed for a suitable local contract after an administrator reviews the scope and records the exception in the written quotation. It is not an automatic discount. Existing agreed contracts stay unchanged.

Property maintenance in London

Planning your service

Property maintenance for landlords and managing agents

Arrange practical repairs and planned upkeep for rented homes, residential blocks and managed properties. Private homeowners can also request help with an agreed list of maintenance tasks.

Reactive repairs or planned maintenance?

A repair addresses a specific fault, such as a damaged fitting or a sticking door. Planned maintenance groups agreed checks and upkeep into scheduled visits. Tell us whether you have one immediate task, a list of repairs between tenancies or an ongoing requirement so we can propose a suitable scope.

Build a useful property maintenance checklist

List each room or shared area, the defect, photographs and the priority. Include doors and locks, shelving and fixtures, worn sealant and other visible repair needs. Note access arrangements and who can approve work. A general maintenance visit does not replace specialist inspections or certificates; regulated work needs appropriately qualified contractors.

What affects the maintenance quote?

The task list, expected labour, number of operatives, access and parts all affect the quotation. Send your postcode, photos and any relevant make or model. We confirm whether a site visit is needed and identify parts, materials, parking, disposal or specialist work separately where applicable. Additional work requires approval before it proceeds.

One property or a recurring schedule

You can request a single visit or discuss recurring maintenance across managed properties. Agree the tasks, visit frequency, reporting requirements and responsible contact before booking. We focus on South, South East and South West London; wider London coverage is considered for selected recurring or larger projects. Share each postcode so coverage can be confirmed.

Before the visit

Frequently asked questions

Short answers to what clients usually ask us before booking this service.

What is included in property maintenance?

Depending on the agreed task list, visits can cover minor repairs, handyman work, doors and locks, shelving and fixtures, sealant replacement and general property checks. Parts and specialist work are identified separately. Regulated work and certification require appropriately qualified contractors.

What is the difference between maintenance and repair?

A repair addresses a particular fault or damaged item. Maintenance is the ongoing upkeep and agreed checks intended to keep a property in usable condition. We can quote for a single repair or discuss a planned schedule combining suitable tasks.

Can you maintain rental properties for landlords and managing agents?

Yes. Tell us the property postcodes, task list, access arrangements, reporting needs and who can approve the work. We can discuss a one-off visit or recurring maintenance and confirm the scope and availability before booking.

How much does property maintenance cost?

The cost depends on the agreed tasks, labour, access and parts required. The applicable labour rate and visit minimum are shown on this page; materials, parking, disposal and specialist work are confirmed separately where applicable. Send photos and a task list for a written quotation.

Do you handle small jobs as well as planned works?

Yes. We take reactive repairs, single tasks and planned maintenance visits, and can group tasks into a half or full day.

Who supplies parts and materials?

We can supply them and list the cost separately, or fit parts you provide — just confirm before the visit.

What if you find extra work on site?

We stop, tell you what we found and only proceed once the person who authorises additional work agrees.

How do I get a price?

Use the instant estimate for an indicative figure, or request a confirmed written quotation — we normally reply within one working day.

Are you insured and checked?

Yes. We are fully insured, enhanced DBS checked, a registered waste carrier and COSHH and manual handling trained.
