Included in the agreed scope
A written inventory and schedule of condition with dated photographs, room by room, including meter readings and keys handed over, produced as a check-in or check-out report and issued as a PDF. Pre-conditions: the property is ready and accessible, and the report is booked before the tenancy start or after the tenant has vacated.
Not included
Deposit adjudication, dispute representation and damage valuations. Cleaning, repairs and key cutting. Appliance testing, gas and electrical safety certification. Reports on areas that cannot be safely accessed, which are recorded as not inspected.

- Work found outside the agreed scope is stopped and reported first. It is re-quoted in writing and only carried out once you approve it. Nothing extra is charged automatically.

- No materials included; the report is issued digitally.
- Availability
- Monday to Friday, 9am to 5pm. Saturday visits by arrangement. Evening, weekend and urgent slots are confirmed when we quote, not guaranteed. Check-out appointments are scheduled around the tenancy end date.
