Included in the agreed scope
A planned maintenance contract for a block or portfolio: agreed inspection rounds, a repairs task list, communal repairs within the agreed scope, reporting to the managing agent and coordination of specialist trades. Pre-conditions: a written schedule of the covered blocks and assets, access arrangements and an agreed reporting route.
Not included
Major works, structural repairs, roofing, lifts, fire alarm and emergency lighting servicing, gas and notifiable electrical work unless written into the contract and delivered by a qualified contractor. Materials and specialist parts. Out-of-hours emergency call-out unless contracted.

- What the starting price covers
- Priced per month for the contracted blocks and rounds. Number of blocks, units and visit frequency confirmed by quotation.
- Additional charges
- Work found outside the agreed scope is stopped and reported first. It is re-quoted in writing and only carried out once you approve it. Nothing extra is charged automatically.
- Materials
- Consumables and small fixings included; parts, plant and specialist materials quoted separately.
- Availability
- Monday to Friday, 9am to 5pm. Saturday visits by arrangement. Evening, weekend and urgent slots are confirmed when we quote, not guaranteed. A survey of each block is carried out before the contract is priced.
- Delivered by
- Sea Lighter team, with vetted trade partners used for parts of the scope where that suits the programme. You are told before the visit who is attending.
This service is priced after a site visit, so the quotation reflects your property.
Starting prices are indicative and, where a minimum charge is shown, the minimum applies to a single job or visit. Your final quote depends on property size, condition, access and the agreed scope of work. Any additional charges will be included in your quote before you confirm.
